Why Can't I Clean My Window?!?!

There are many different answers to this question.  First and most likely being that your Insulating Glass Unit or IGU has failed.  Meaning the seal has lost its integrity and water vapor has come inside of the two panes.  At first this condenses as a fog.  It appears like the window is plain wet.  Then in time the water will chemically etch the inside surface leaving a white haze.  When it happens to an IGU with a low e film, colored spots might appear first.  Or a type of colored haze.  Which is usually pink but can take on other colors depending on the chemistry of the low e coating.  When an IGU first loses its integrity the window will remain clear as thougyh there isn't a problem.  There is a product which can be sprayed on the glass that will "freeze" the glass and cause any water vapor on the inside to condense on the glass.  This will show up what otherwise cannot be detected.  Most windows have at least a one year warranty.  My suggestion is to check the warranty first to see if you can get a free replacement.  At least of the IGU.  The warranty usually does not include the work of removing the window.  There are windows you can buy that can easily be removed.  Both casements and double hungs.  Then all you need do is bring them to a glass company for replacement of the IGU.

Second you might have staining from hard water spots.  Most people cannot identify this as a stain. They think that something is wrong with the window.  But not true.  The spots usually come from the garden hose.  Your local hardware store sells a product that you connect to your garden hose to clean your windows from the ground.  No ladders needed!  But the water left behind as water drops becomes hard water spots. Drops become spots.  The spots are based on silicates and cannot be removed with windex or any other store bought cleaner.  But will have to be professionally removed with a special product.  Another phase of Glass Smart develops products to remove and protect against this type of stain.  Especially if the spots have come from sprinklers.  Unless you remove the sprinklers the spots will be back.  Here is a picture of one of the compounds developed by Glass Smart.  You can see how smooth and thick it is.



Third someone might have used a product based on a chemical that etches glass.  This is usually hydrofluoric acid.  But there are several other common chemicals too that will react with glass surfaces.  The trained eye coupled with the right tests can easily determine whether your window(s) have been etched.

Fourth someone in the past might have sprayed insecticide on a nearby tree that got onto your window(s).  Or someone might have used a siloxane concrete/brickwork hydrophobic sealant that ran down over the windows.  Once cured it actually forms a covalent bond with itself and with the window glass.  You will not be able to wipe it off with anything.  The windows will have to be restored by means of a superabrasive compound and rotary polishing machines.

Fifth even pure water from a powerwash or rain can run down over a stucco surface and onto windows without a top drip edge, leaving deposits from the stucco.  In less than thirty minutes such a stain will not come off  with any store bought product.

Sixth but not last, windows can be very badly stained by steel/iron frames.  These frames become rusty with age and leach out rusty deposits that lock into the pores of the glass.  The more rough the glass the more prone it is to hold onto any type of stain.  Such stains are usually black and white if they are on ordinary glass.  But become quite colorful if they form on a low e coating on the weather surface of a window.  Check out this.

Building A Relationship With General Contractors

Investigative Inspections are only one facet of my business Glass Smart Services.  Some of the other services are window cleaning, surface restoration, and nano-ceramic hydrophobic coatings.  Which are performed on a wide range of different surfaces.  These are acrylic, polycarbonate, metallic alloy thin films, and polyester surfaces. 

There are many different professionals and buiding owners that I have worked for over the years.  All of which I have served in a variety of different ways.  Sometimes just a single service such as window cleaning or a combination of a few such as investigative inspections, window cleaning, and stain removal/surface restoration.  Window Cleaning and Inspections should always be bundled together.  The goal is to form a relationship with a group of general contractors/home builders that I can work with on their buildings.  

The most important phase of any job is the window cleaning.  Because most of the inspection work is done during the window cleaning.  Which should be done when the construction is done.  Then if there is anything that needs to be addressed it can be done at this time.  The ideal process should be to inspect the windows before they are put in storage waiting for installation.  After they are installed.  Then the final full inspection after the windows have been cleaned.

Another matter that should be addressed is to work on educating certain other subcontractors who could out of simple ignorance create problems such as scratched glass, stains from power washing, concrete sealant run down, concrete or weld splatter, and many other types of damage.  

The goal of the General is to have mostly the same subbers for each job.  This makes quality control much easier.  It also makes it easier for me to help prevent any damage to your windows at every job.

Investigative Analysis of Glass Surface Damage

This post has been written for General Contractors, Window Installation Companies, Property Maintenance Managers, Glass Companies, Window Cleaners, Janitorial Companies, Real Estate Sales Companies, and more.

There are three different types of damage that can happen to window and mirror  surfaces.  Specifically these are scratches, staining, and chemical etching.  Also there are a variety of different types of surfaces which are usually glass, plastic, and metal alloy thin coatings.  Each of these surfaces can be different too.  Such that there is dark and colored/tinted glass, acrylic, polycarbonate, and mylar plastics.  Also tin oxide, titanium oxide metal alloys.  But the list goes on.  Also the three different types of damage can be varied and apply to all three surfaces.

The first step in analyzing the surface damage requires learning exactly what type of surface we are working with.  Then we have to determine what type of damage has occurred in order to figure out who caused it and how.  

Scratches can be easily observed unless they are very fine.  Then they will be invisible except in the bright sunlight or at night with a bright artificial light source.  It is necessary to learn what caused them by analysing their pattern and then looking at them with a 40 to 60 power microscope.  There are some other little tricks I have learned over the years which help a great deal.

Staining is usually caused by hard water.  But it can also be caused by organic sprays and other chemicals.  They can usually be identified with the use of different chemicals, just looking at them, and asking different questions.

Chemical etching is usually determined by similar means.  I have seen and created chemical etching by a host of different chemical means.  So I have developed different chemical tests to figure out what type of etch it is and how it came about.  So most times my experience alone coupled with what I have already seen in the field is enough to determine what I am looking at.  And to develope a means to restore or repair the surface.

Free Introductory window Inspections

I offer free preliminary inspections for buildings within a fifty mile radius.  Here are several matters you should be concerned about if you are selling or buying a house or building.  Also if you are a general contractor and are finishing a project.

Insulating Glass Units Those that have lost their seals or are dirty and filmy in between are usually mistaken for simple dirty windows.  They stay this way for years until the window cleaner is called in.  The low e coating inbetween can also be the wrong "color".  Also it can become severely discolored over time.

Negative Deflection from outgasing could be present on EVERY window.  Even if the windows are brand new.  This preconditions windows for implosion.  Especially because of PIFs. 

Stains on glass  Usually mineral deposits are the culprit.  They can come from powerwashing, ground water, and even window cleaning with a water fed pole.  I have seen them so bad that only a diamond compound could remove them.  With the right technique.  Again take a look at these pictures of some hard water stains I took from some of my inspection jobs.








Scratches These can be caused at any time by anyone.  They can be very fine or not.  Some can only be seen when the window is completely clean and in the direct sunlight.  Determining where they came from could help with either lowering the sale price of the home or get the insurance company to pay for a repair.  A preliminary inspection including a microscopic analysis helps to "point the finger".  Here are two pictures of metal scratches.






Etched glass usually results from the use of the wrong chemicals.  This type of etch can either be seen or be invisible.  Invisible etching will cause the surface to develop fog much quicker.  It also will lock on to various stains.  Especially those from hard water.  Etched surfaces are likewise much more prone to scratches.  There some simple answers for this type of etch.  As for etched surfaces that are white, these can be repaired using the correct technology.

The Worchester Job

There are three things I have to do when called in to a stain job.  First I need to identify exactly what the stains are and where they came from.  Second it is necessary to figure out the best and most simple and safe way to remove them.  Third I have to figure out the best way to prevent the stain from coming back.  If it does come back then this has to be dramatically minimized to the point where it can be removed again with great ease.  

There was a building in Worchester Mass that I was called into several years ago that had some rather unsightly stains.  It was a multistory building at least ten stories high.  About a third of it had a shiny metal fascade and the remaining two thirds was glass.  If I told you the name of the building you would know it.  The property management company called me in with no clue about the damage.  They didn't have any answers.  But needed these so they could deal with the problem.  I arrived about ten minutes early to the site.  Within five minutes I had all the answers!  It was way too easy.

The building was in the middle of Worchester which is a rather large city.  So the rain there is quite acidic.  The exterior of the building was concrete.  It had not been properly sealed with a quality sealant to prevent the breakup and leaching of the minerals from the inside of the pores.  Which was exacerbated by the acid rain.  Carried out from the pores by the rain and over the glass, the minerals were deposited on the glass when the sun came out to dry the water drops.  As water drops dry the mineral content of the drops is raised to a pH of about 9.  This then causes the water to etch the glass.  So that the minerals that are left behind lock on to the glass, and are impossible to remove with even 0000 steel wool.  Most of the time.  What made this worse was the fact that there were no drip edges installed over each window to divert the rain water.  The man who called me in couldn't figure out why some of the windows had no stain at all.  The answer was simple.  The shiny metal fascade was directly over those windows which were stain free.  The metal protected them.

Next I needed to explain and demonstrate the most simple but safe way to remove the stains.  What I mean by safe is no bad acids that would etch and no bad abrasives that would scratch.  I was able to determine that the windows had a solar control factory applied metal coating on the first surface.  It was an easy coating to see through.  So difficult to notice.  But it was still there.  On the weather side of the IGUs.  Metal coatings are the easiest surface to clear of water stains.  Clear glass is more difficult.  Then dark glass is the most difficult.  Also anytime glass has been in contact with hydrofluoric acid or has been polished with a superabrasive such as cerium oxide, it becomes much more difficult to clear of second or third generation hard water stains.  After giving it a go with paper towels and a cerium oxide superabrasive the stain came right off.  So the owners of the building were looking at a one step "fairly quick" cerium polish.  I make my own compounds based on different superabrasive blends.  

The final answer to this problem was how to keep the stains from coming back again.  First it is necessary to seal the concrete properly with one of the best hydrophobic sealants possible.  It is easy to test a building to see how resistant it is to leaching.  Just throw water on it.  The water should bead up and roll off.  Studies have been done on multiple products based on a wide range of chemistries.  The next step should be to seal the windows with a hydrophobe.  If you are sealing glass the choice is simple.  But if you are on a titanium or a tin coating not so much.  Although it still must be done!  The next part of the solution would be to somehow build into the building drip edges directly over each window not below any shiny metal.  When the architects design these buildings they make sure that the exterior of the building is flush with the glass.  This is to maximize the number of square feet that will be rented.  They also will put the bleed holes for the rain right over the windows.  You see nobody understands that glass can be etched and stained by water.  This is actually a type of water damage that no one even talks about.

So there you have it.  All three parts.  What is lacking in this post are many details.  Such as and especially names of certain products that are used to remove the stains and protect the concrete and windows from damage.  For that you have to call me.  Then we can look at your building together and set up some time experiments to come up with the answers that will work best for your building and your problem.

New Window Inspections for Contractors

Over the decades I have seen so many brand new windows that were anything but perfect.  They have been "gased" in between the plates.  Dirty/filmy in between.  Thumbprints in between.  Even scratched;...from the factory.  Also one of the most significant defects is raised inclusions from the float bath where the glass plates were made. So even before the glass made it to the window manufacturing plant it was "scratch sensitive"!  Window glass is notoriously scratched from a multitude of different contractors.  Including window cleaners.  It comes many times direct from the window manufacturing plant missing low e coatings.  Or and ready to implode from negative deflection.  This happens when the IGUs are made.  Windows can also be etched from chemicals or suffer water damage by poor storage conditions.  Contaminated with silicone caulk or cured concrete after installation.  Covered with hard water spots from the garden hose.  These things must be identified and dealt with.  The bottom line is very simply that just about anything is possible.

As the General Contractor your first concern is to never end up having to cover for any of these problems!  Either by identifying them when the windows are delived.  Or by preventing them by working with reputable subcontractors who have been made aware of what can happen.  For example all windows can be inspected the day they arrive for storage where they will wait for the day of installation.  Order them enough in advance so that if there is a problem they can be sent back to the factory for exchange.  Then every subcontractor that will be working around the windows after they have been installed must be educated as to what they cannot do.  As an example painters sometimes will powerwash to prepare the exterior of the building for paint.  The wrong chemicals can do a great deal of damage to the glass.  It can stain and etch.  Powerwash companies will clean stucco with pure water.  But even this can cause hard water spots on the windows in only thirty minutes. Cleaning companies also might use a metal razor on windows to remove paint, but do not know the surface is glass sensitive.  Because it is covered with raised inclusions from the float bath.  So they end up scratching every square inch of every window.

Another intense concern is to be able to trace the problem back to who is responsible.  This is critical if the Genral Contractor needs to go to court to absolve the matter.  It might be necessary to do this first to see if the problem was caused by a subcontractor whose insurance company would in fact pay for the damage.  Did you know that powerwash companies usually pay the highest for insurance?  For just this reason.  Most times a subcontractors insurance will pay for damages if they damage one thing while working on another.  I remember a painter whose insurance paid for etched glass when they powerwashed/prepared the house with a solution of sodium carbonate and sodium metasilicate.  So if you are a contractor facing a similar problem you first will need to identify where it came from.  Then see if you can return the windows to the factory.  Or if you can get compansation from which subcontractor was responsible for the damage.  If their insurance company will pay, and the damage can be restored, it might be an easy fix.

International Window Inspections Through IGSA




I am ready to introduce IGSA to the world.  In earlier years I have done consulting work in other countries and around the United States.  At that time it was usually necessary that I actually travel to the job site by car or plane.  This was very enjoyable but times have changed.  Now I can do almost the same thing by working directly with window cleaning companies all over the world by using the technology of the day.  Cell phones, cameras, drones, computers, and various apps allow for the expansion of my consulting work such as I never could have imagined.

The key in doing this lies in locating window cleaning companies advanced enough to see the opportunities in working with me.  The opportunity to take on more contracts and make more money.  Opportunities in exploring different products that haven't been brought to market yet.  Which can be used to solve certain problems.

Post Window Cleaning Inspections

Have you already had a window inspection before your windows were cleaned?  This can be a relatively quick inspection and can be performed by a member of NEGSA who is familiar with this type of preliminary inspection.  The purpose is to locate any defections that should be brought to the attention of the "building owner" before the windows are cleaned.  Such as surface inclusions, mineral deposits, obvious scratches or even cracks, delaminations, or negative deflection.

The final inspection should be done after the windows are professionally cleaned because it is only then that  most defects become obvious to the trained eye.  Some of which can be dealt with at the time of discovery.  Others cannot.  Also certain defects might come under the warranty.  If it is still extant.  If indeed this is the case the building owner will absolutely want to address the condition.

As explained in a previous post in this blog, point indent fractures of PIFs can cause the entire window to crack and even break into two pieces if pressure is applied.  While these cannot be "fixed", they can be made invisible by covering them over with some type of signage.  If no one even knows they are there no one will press on them with their finger.  The effect is usually immediate.  Further if the IGU Insulating Glass Unit is already experiencing pressure because of negative deflection, it wouldn't take much to trigger an implosion.

The bottom line here is to first have your windows cleaned and then routinely maintained by a professional.  They should be inspected before the window cleaning, and then afterward they should have a very thorough, detailed inspection.  Once this is done the same window cleaner that you used for the preliminary inspection and window cleaning, will be able to keep up with the routine inspections, every time the windows are cleaned/maintained.

My intent and purpose which I am moving ahead with through NEGSA, is to educate as many window cleaners as possible with at least a rudimentary knowledge of the technology of window inspections.  Because the purpose is to promote preservation.  No one wants to replace their windows if there isn't any insurance or warranty coverage. The expense is just too great.  Also if breakage occurs at a business site you could be forced by law to replace.  Such things can be avoided.  With the correct knowledge and guidance.

So the next time you happen to look out your dirty windows don't think only that they would look so much better if they were sparkling clean, but rather they should also be inspected, professionally cleaned, and then inspected again for longevity and preservation!

Investigative Window Inspections for Insurance Companies

Windows should be properly inspected before being professionally cleaned.  That is the very reason that I am developing NEGSA.  The New England Glass Smart Association.  Which is built on a network of professional window cleaners who are glass smart.  These companies have access to Glass Smart Products, the knowledge of how to use them, and especially the knowledge of how to safely clean and maintain windows without doing damage.

Glass Smart Window Cleaning companies are in fact very well informed as to which abrasive products can cause scratches.  Which acid based products can etch glass.  And how to identify factory coatings that must be cared for in a special way.  Plus much more.  

As has been stated windows should be inspected before they are cleaned.  Also;...once the windows have been safely and properly cleaned they can be "individually" inspected again.  Inspections involve a close analysis of glass, coated glass, plastic, and solar film surfaces.  There are many problems that involve scratches, etching, blemishes, crazing, hazing, and even micro PIFs.  Point Indent Fractures (PIFs) can have legs that are easy to see with a hand held 40 power microscope.  If the window has a PIF it is subject to unpredictable breakage.  Windows should always be cleaned by a NEGSA Company.  

Investigative Inspections go much further.  Because this involves Comprehensive Glass Insurance.  This subject can get VERY complicated very fast.  But I will simplify by focusing on just one particular problem at this time.  That being scratches.

The question that must be answered is rather simple.  Who did it?  But it is most of the time rather difficult to answer.  When glass windows are usually handled at least seven times from manufacture to installation how is it possible to pin the blame?  When I first arrive on site I start by asking questions.  Such as when were the scratches discovered?  This is usually right after the windows are cleaned.  The next question is what tools were used to clean the windows.  I will look for raised glass inclusions.  Here is a video I made demonstrating the sound of raised inclusions that should never be scraped.



Then I will determine what the patterns of the scratches are.  Also if allowed I will use the same exact tools that were originally used.  But in a different direction.  If a metal razor blade was used then I should be able to create a new scratch pattern.  If this cannot be done the razor can be ruled out.  Next we can move on to a microscopic analysis.  Most people do not know but different objects like aluminum, glass, and diamond rings, will show different scratch trails.  So I keep a list of these on my phone.  Another matter involves an analysis of certain acids that etch.  Simply because these acids are used to remove hard water spots.  If there were scratches that were covered over by such hard water spots, the acid will remove the spots and enhance the scratches also at the same time.  Which scratches will then become quite visible.  Another situation can involve just dirt.  Someone could have bought the house with rather dirty windows.  No hard water spots, just a lot of dirt.  Dirt covers scratches making them impossible to see.  Screens will do this too.  Therefore if the new owner calls in a window cleaner who does an excellent job, these scratches will likely become very visible.  Especially in the direct sunlight.  This is just the beginning of an explanation of the incredibly complicated investigative inspection techniques regarding scratches on glass.  I know insurance companies are usually interested in timing to help pin the blame on certain individuals.  It is very difficult if not impossible to date a scratch.  But layering as I explained regarding etching and dirt does help.

Save Money with Commercial Glass Comprehensive Insurance

If you own a commercial building or rent out a commercial space for your business with storefront windows;...you absolutely should have a Commercial Glass Insurance Policy. You should also have a window cleaning/maintenance company that is very familiar with  damage protection technology, and glass inspection science. Here is why.

Glass is very prone to damage.  It can be scratched, stained, etched, broken, and more.  IGUs can come straight from the factory missing low e coatings, gassing, poorly cleaned interior surfaces between the plates, failed seals, and all of the above.  So regular inspections should be established.  The right window cleaning company should be able to help with this.

Also such a company should also be able to tie you in with a restoration company that can repair the damage saving you on your insurance policy.  Or have protection technology available that could lower your monthly payments.

Damage can also come by glass breakage.  When this happens you might lose the use of your store space.  So it will be necessary to replace the windows as quickly as possible.  Being tied in the the right glazier who can move quickly will be a great help.

Inspection Services Available

If you are looking to purchase a new home or building or replacement windows there are a number of inspection services you might want to consider.  Here is a list

Scratches;...can be very fine or very heavy.  It is best to inspect BEFORE the window cleaning so you will know what you are working with.  Because scratches can be caused by the window cleaning technique depending on the condition of the glass service.  Scratches can also be hidden beneath the dirt or stains.  Scratches can be analyzed with a special microscope to help figure out what caused them.

Hard water or organic stains;...these are good to look for because you will want to find and identify so you can remove them and prevent them from returning.  They can be hidden beneath the dirt so are much easier to discover after the windows have been cleaned.  Which is the usual process.

Etched glass surfaces;...these also are usually hidden beneath the dirt.  Or hidden beneath any type of stain.  The only way to test for etched glass, which can show up in many different ways, is to have the window cleaned, and any stains effectively but safely removed with a polishing compound.  

Coated Surfaces;...the can be of any kind and on any surface.  In the case of IGUs that have two plates there are four surface.  If the IGU has three plates there are six different surfaces.  The coatings can be for solar control, hydrophobic, hydrophylic "easy clean", solar panel AR, etc.  Do you have what you are supposed to have, and where it is supposed to be?

Defective Scratch Sensitive Surfaces;... can you safely remove paint overspray, concrete sealant, wood stain, or anything else?  Or is there too high a risk of causing scratches.  Which would demand a very expensive process to clear the window.

Negative Deflection IGUs;...I have seen this defect on brand new windows.  Or windows twenty years old.  When the seal has failed, and much of the argon or other gas has left, the two plates can get pushed in becoming concave.  Which can cause the window to implode without warning.  Especially if such a window gets a Point Impact Fracture.  Or a chip.  Or a bad scratch.

Delaminated Safety Glass;...Lami glass is made from two thin sheets of flat glass that are used as a sandwich with a clear film of PVB.   Usually this fim delaminates at the edge of the window.  It is very unsightly.

Failed IGUs;...When the airtight seals of an IGU fail water vapor seeps in between causing a film of water.  Over time this water etches the inside surface of one or both of the glass plates leaving a white haze.  Which is very difficult to see through.  A failed seal is a failed window that will need to be replaced.  Depending on how many windows like this are in the home or building the bill for replacement can easily run into the tens of thousands of dollars.

These are just eight different problems that can be revealed by a routine inspection.  Such an inspection is best done before, during, and after a professional window cleaning by a member of NEGSA.  If you have a storefront you should always have your glass maintained/cleaned by a member of NEGSA.  For the purpose of preservation.  Also from the very start.  When the building is first put up.  Every time the windows are cleaned they will be inspected.

Pre-Cleaning Glass Inspections

Before any window is cleaned it should be inspected! Simply because you will want to reveal any imperfections or damage right at the get go.  This will make it way easier to know where to place the blame.  There might be light of heavy scratching left by someone else that cleaned the windows the last time, or the time before that even.  There might be stains or an etched surface that will need restoration/resurfacing.  You ight discover chips or point impact fractures.  Some of the IGUs might have lost there seal, be missing low e coatings, or have negative deflection.  The tempered glass could be wavy.  Or any other number of defects.  Including but not the least surface inclusions that will make the glass very scratch sensitive.

Once the inspection is performed you will know much more of what you are dealing with.  Simply put the quality of the glass in the building that you own.  Once the windows have been properly cleaned by a NEGSA member they should be inspected once again.  Just to be absolutely sure that nothing has been missed.

The reason for using a NEGSA member and not just any company that calls themselves a professional is that there are products available to NEGSA members that are not available otherwise.  NEGSA window cleaners also know exactly how to deal with specific problems without causing any more damage.

Case in point.  PIFs are easily mistaken for bug crap or some other spec of dirt.  When cleaning the window cleaner might be inclined to turn the scrub wand on edge and try to scrub off the spec.  But if it is a PIF this will cause the window to crack.  Further if the surface is loaded with inclusions and a metal razor is used, this could create millions of very fine scratches.  Which might be completely invisible until the sun comes out.

It is always best if a NEGSA window cleaner works together with a Glass Smart Inspector.  You see NEGSA window cleaners know how to avoid problems.  Some of them being potentially very severe.  Others not so much.  Also if there is a need for a special product the NEGSA window cleaner will have it.  But window cleaners just want to do their job.  They just want to clean windows.  A Glass Smart Inspector will have special inspection tools, and be trained in the work of glass inspection technology.  In other words Inspect-Tech.  Home Inspection professionals have their own line of work.  Which they are very good at.  But you would never hire one to inspect for radon, or mold.  That is a specialty inspection.  Likewise if you had a home or building with tons of glass you would want to hire a Glass Smart Inspection professional.  To protect your investment.  Which could be literally millions of dollars in HIDDEN glass damage.

NEGSA Protocol



 NEGSA stands for the New England Glass Smart Association.  It is a group of professional window cleaning companies that I have put together in New England. For the purpose of marketing my inspection services through.  I am in the process of training them by means of on site training.  Also through the use of custom developed precision products for window surface maintenance, restoration, and preservation.  These professionals are your crew for maintaining your buildings throughout New England.  In developing this association my first focus has been to educate them through an association blog on how to avoid doing damage to surfaces by causing scratches and etching glass.  My goal is to keep NEGSA "clean" of lawsuits and other technical problems.  Although I have been writing an international blog for the window cleaning industry for many years I have only recently decided to "bring this technology home"!

The Real Dangers of Scratches, PIFs, and Chips

 




The REAL danger of these three types of surface damage is unpredictable spontaneous breakage.  Every window if it has any age, has some scratches on it.  So here I am discussing deeper scratches that quickly catch your fingernail.  Here is a micrograph of a rather large bad scratch.  You can see the difference between the very large scratch and the rather light much smaller scratches.


PIFs, which are point indent fractures, are chips with very small cracks or fractures.  Chips don't have fractures or "legs".  Each PIF might have one, two, or several cracks.  These can shoot out causing very large cracks that span the window in a matter of a split second.  Any kind of pressure can cause this to happen.  Especially the pressure from an IGU with a case of negative deflection, ND.  If the glass is annealed then the crack will span the window creating large broken pieces.  But you will seldom see any kind of PIF or chip on a tempered plate.  Because at the moment the PIF or chip happens, the tempered plate will completely fracture or dice out into hundreds of small pieces of glass.  This is also why IGUs with ND and tempered glass, should be protected from scratches, chips and PIFs.  The smallest surface damage will cause an instantaneous implosion.  Loud enough to get attention.

IGUs with annealed glass that has ND and has acquired bad scratches, PIFs, and chips, should be monitored on a regular basis.  Especially if the IGU(s) also have a growing problem with ND .  Even more so if they are on the second or third story above a doorway or walkway.  In which case a sheet of protective plastic could be applied, or the windows could be swapped out.  But again since it has been conclusively proven that brand new IGUs can have a bad case of ND, the purchaser has every legal right to demand replacement.  Before this can happen however, that person must know what the condition of the windows is.  So an inspection must be performed!

Negative Deflection the Blight of Insulating Units

 An insulating Glass Unit (IGU) is a double or triple sealed system of two or three panes of glass separated by a spacer bar.  There is a partial vacuum with some nitrogen or argon gas in between.  It is that space that creates a thermal barrier and helps keep the cold or heat outside.  The spacer bars around the four edges of the IGU contain a certail amount of dessicant powder to absorb any moisture/water vapor.  If the "seal" fails vapor will come inside and will condense on the inside of the glass.  It first shows up as clear water.  But over time it chemically reacts with the glass as the window heats up in the sun, and literally etches the glass.  Thus giving the glass a patchy white effect.  This is permanent damage.  It cannot be repaired.  The only fix involves changing out the individual IGU or swapping out the entire window.  Either or is never an inexpensive process.

I have a friend who was cleaning windows on a home one day.  It was a cool day with a high barometric pressure.  He cam around the corner only to hear what he thought was an explosion.  It was quite loud.  As it turned out it was an implosion.  Which happens when the IGU loses too much gas causing the two plates to become concave.  Or literally get "sucked in".  If argon is used it can leak out slowly over time but without allowing even air to come back inside.  So the IGU loses more gas then it takes back.  This causes what is called a negative deflection.  When a window has it bad enough you never know when it will blow.  Should the atmospheric conditions be just right.  Or the window also acquires a point indent fracture or a PIF.  Maybe a bad scratch.  Or some other defect that wasn't caught or noticed when the window was installed.  Such as a nickel sulphide inclusion.  This is a VERY widespread problem.  

These are the reasons why a good glass inspection should be performed on a regular basis.  When the windows are cleaned.  NEGSA Window Cleaners have access to specialty products, services, and inspection tools that other companies do not have.  Here is a simple test for Negative Deflection that anyone can do.  But a window cleaner can use it on every window they clean as they move along.  Remember that even brand new windows just put in can have serious problems with negative deflection.  It is reason to have ever window replaced.  Best to have the windows inspected/tested BEFORE they are installed!



There are many other reasons to have windows properly inspected by a qualified NEGSA Window Cleaner.  Point Indent Fractures, and scratches also are routine problems occurring in brand new glass, windows, and mirrors.  Inclusions sound like sandpaper when anything is ran over a defective glass surface.  There are at least 80 DIFFERENT types that have been identified by Glass Technology Services in the UK.  A very longstanding company that has worked with the float glass manufacturers for many decades.  The scratches they can cause are very different from one window to the next.  It is a ver diverse and widespread global problem.  A NEGSA window cleaner will be able to identify the problem and safely maintain a window with it using Glass Smart products.

Shared Liability for Scrached Glass

 The Glass Association of North America (GANA) has already made the statement that no one should ever use a metal razor on window glass.  Therefore the moment you touch glass with a blade you void the warranty.  In other words the moment you touch a window with a blade they are absolved of all legal liability.  Since they made it so.  But what if something else was used?  Such as a soft plastic blade?  Or a soft terry towel?  And scratches resulted.  Also what if a metal blade was used but did not scratch the window in question?  In fact it is true that other things such as plastic "blades" can cause scratches if the surface is very scratch sensitive.  It is also true that some glass is so smooth that metal razor blades just will not create scratches.  The burning question that comes up again based on this information is exactly who is responsible for the damage done when cleaning windows that are scratch sensitive?

The window cleaner is usually blamed because that person was the last person who was in contact with the window.  But what about the float glass manufacturer?  What about the tempering company?  What of the glass company who installed the defective glass?  What of the window manufacturer who built the window using defective glass?  Or what of the subcontractors who got paint, silicone, concrete, or something else all over the windows?  What of the general contractor who had the windows installed in the building?  There are SO many people who either directly handle or are involved with the glass from beginning to end.

Simply put this is a very complicated question to answer.  It is in fact a question that cannot be answered without a detailed forensic analysis and inspection of not just the damage done, but also the details surrounding the case.

I have been called out to several different situations with problems very similar to what I am describing here.  In one of these cases the insurance company had agreed to pay the price of glass replacement.  The question that was asked was what person was responsible for the damage done.  This had to be answered in order to determine whose insurance was going to pay.  It was answered before I arrived at the scene of the crime.  So I knew who was going to pay me.  I was able to discover a much more reasonable answer other than replacing the windows on the house.  Which made the insurance company very happy.  Me too since I got paid well.  It was a good day!

Who Is to Blame for Scratch Sensitive Glass




 Let me tell you a disturbing story of something that happened to me this morning.  I was going to one of my customers to pickup a check.  When I noticed a glass company installing brand new tinted windows for another customer.  They were rather large tall tempered windows.  I could easily see they were tempered because my polarized sunglasses showed up the compression pattern.  As I approached I made small talk with one of the workers.  The glass company they worked for is also one of my customers.  I clean storefront windows and am a glass consultant too.  Sometimes the two overlap.  Nonetheless I decided to very gently "feel" the surface with my car key to see if this tempered glass had the typical sandpaper sound of a scratch sensitive/defective surface.  One prone to scratches.  I know how to do this without causing any scratches myself.  But what I didn't realize is the installation men did not know what I know.  One of them was ok with me.  But the other became very angry.  I wasn't going to educate anyone on the spot so I just calmly walked away.  Hoping he got over it.  He did say I don't care what you do after we are gone, just don't touch the glass with anything metallic now.  The glass they were installing was very smooth by the way.  Quite unlike most tempered glass.

But it got me thinking.  Obviously he doesn't know that it is way easier to scratch glass with a shard from a broken glass bottle, or a piece of silicon, or a rock, rather than a piece of metal.  How could he?  I know because I have tested many materials to see what scratches easiest.  In my work as a consultant/inspector I will first create a scratch sensitive surface on a sample plate of new glass.  By polishing it with cerium oxide.  Then I drag different things over it to scratch.  Next I will take micrographs of the different scratches to characterize them.

Second he was really afraid that I was going to scratch their brand new glass and he would be responsible!  Once they had done their job installing the windows he would have no control hence no responsibility for what I or anyone else did.  But the big kicker and main point that I am getting at here is what if they were installing scratch sensitive glass?  Then if the owners of the restaurant used a razor blade to get ketchup or even holiday paint off the windows, and scratched every window in the process, who would be responsible then? Would it be the manufacturer at the float glass plant,?  How about the company that made the insulating glass units?  Or the glass company that installed the defective glass on the building?  Or what about the restaurant?  Or how about the window cleaning company hired to clean the windows and remove the paint or whatever else was on the glass?

The bottom line here it would probably the very last person who used the razor.  Which is usually the window cleaner.  Unless someone else scratched the glass and then it was allowed to get covered with dirt hiding the scratches from view.  You see NO ONE knows anything about scratch sensitive glass.  No one has even had to address it.  That includes most every glass company that is out there installing it and every insulating glass unit manufacturer and every window and door manufacturer.  But all of these people will continue to carry on in their ignorance UNLESS the public in general is made aware of it!  That is why I am writing.  That is why I have made videos of this animal.  So EVERYONE can watch and listen to them.



In my previous post I embedded a couple of these very short videos.  All you have to do is pull them up on your phone and play them for your customers or employees.  It will not solve this problem.  But it might save a few people from losing their businesses.  Because insurance companies do not pay for this kind of damage.

Hidden Scratches

Scratches, Point Indent Fractures, and Blemishes are easily hidden by dirt, and hard water spots.  But once the window is cleaned they come into full view.  Especially in the direct sunlight.  Although depending on the lighting they are even more noticeable at night.  This is the reason why it usually is the window cleaner who is blamed.  No one even knew about the scratches until they were revealed.

I will tell you just one of my scratch stories.  I was called out to a new multilevel building by the general contractor who built it.  He had the windows cleaned professionally soon after they were installed.  Which windows had been stored at least six months at another site.  Once the windows were cleaned some rather heavy scratches were revealed.  Razor blades were used.  It was my job to save or sink the window cleaner.  The first thing I did was clean the window with the most scratches.  I did not use a metal razor at this time.  Next I inspected for what has been called glass fines for many years.  The simple truth is we all know some type of raised defect is present.  When the surface is scraped or even rubbed with something else, this defect can be removed and dragged causing scratches.  There is a rather basic grassroots test for identifying what I call the ghost particle.  Here are a couple of videos I made  demonstrating the test using a penny.




Another way to "feel" the glass surface is to flip your hand around so you can lightly run the flat of your fingernails across the glass.  You will be amazed what you can actually learn from this method.

To finish the story I was able to immediately learn the windows were loaded with some very large (although invisible to sight) defects.  In theory the scratches could have easily been caused by such defects.  But I didn't want to leave matters unknown.  At least not completely.

Upon closer examination I noticed that all of the scratches ran north to south.  So up and down.  They almost looked parallel.  So I asked the GC if he didn't mind if I created some more scratches.  He said no.  So I took a metal hand held razor.  The blade was steel.  With this I wet the window with soapy water and did my best with all my strength to scratch the window.  Running the blade at a ninety degree angle opposite the direction of the scratches already present.  Then I cleared the window with a squeegee to inspect for any scratches that ran in the opposing direction.  There were NO SCRATCHES!  

Obviously this completely clear the window cleaner who I assume was very happy when they heard my report.  Although I am also sure they probably are much more careful now.

I made mention to the GC that this problem could have been caused in storage when the plates were dragged across one another.  If they were stored horizontal on top of one another having not been set with interleaving materials to keep them separated, then there might have been sand particles in between that would have scratched.  (Glass plates are supposed to be stored vertical and separated so they don't rub or develop moisture.)  Sand is mostly silica the same as glass.  Glass is actually made from a very special type of silica.  I am sure for this reason it is very easy to scratch glass with a piece of broken glass.  And should also be as easy to scratch with sand particles.

Here is a picture of some very light scratches on a window once the dirt was removed.  It was in the direct sun when I took the picture.  I very much doubt these scratches would be easy to see on an overcast day.  But very easy to see on a bright sunny day and a clean window.  Further you can make out the scratch pattern that shows how wide the razor was.  But again this surface was scratch sensitive with defects that were the cause of the scratches.

Insulating Glass Unit Seal Failure.




Let me tell you two short stories.  When I ordered my manufactured home I instructed the manufacturer that I absolutely did NOT want them to use IG units in the windows.  Simply because I knew they would cloud up in a short time.  I also knew that the typical warranty for new windows is only a single year.  I told them to install the old fashion double hungs with outer storm windows that could be removed and put back for cleaning.  They put in the IG units anyhow, told me they were sorry for the mistake, but that they would not charge me the extra six hundred dollars.  I should have demanded that they change them out.  Because within a year half of all the windows had "lost their seals" and fogged up.

Unfortunately this is a very common occurrence!  Almost every house has IG units that have lost their seals, and many more will lose them.  Over the years manufacturers have been increasing the space between the two plates of IG units.  The results have been that more units are failing quicker.  I can show you windows from the 1970s that have perfect IG units with a very small separation .  No fogging at all.  Better technology is not always better.  Despite what the manufacturers and window sales companies tell you!  What is also interesting about this problem is when a unit first loses its seal it cannot be detected without special testing equipment.  Likewise when it begins to become visible it still cannot be seen if the window is dirty.  Then when it starts to show in a dirty window the haze is made up of pure water vapor.  Which over more time will begin to etch the inside surface of the IG unit.  Showing a white haze whereas the water vapor (no etch) appears clear.

The picture below is an example of a window with a failed IG unit.  The inside of the two plates has been etched.  But the surface that has been etched by water vapor has a low e coating.  This is why it is not white but a slight yellow.  I have seen pink and other colors too.  It depends on the chemistry of the factory applied low e coating.  This damage also looks like many small spots.  Whereas a simple glass surface would be a more even white haze.  This example here is long past any "repair"!



A second story.  I remember a large window I came across that had a BB hole in the outside plate of the IG unit.  So obviously the seal had failed.  Water vapor could easily get in between.  But it never showed up.  The window stayed crystal clear for many years until it was replaced with all the other windows that were also replaced.  The reason is easy to understand.  Any water vapor that got in could easily get out.  The window was not tempered.  If it were then it would have diced out into hundreds of glass shards when it was shot.  There actually exists a "repair" service that involves drilling a hole in the outside plate, cleaning in between with an antifog solution, then sealing the hole or holes with a small breathable rain repellant plastic disk.  Whoever drills a hole in a window would absolutely need to know that it is annealed glass and not tempered.  To prevent it from breaking into hundreds of pieces.
